The HCº Studio — Terms & Conditions
By booking The HCº Studio (“Studio”), you (“Renter”) agree to the following Terms & Conditions.
1) Rental Time
All rentals begin and end at the scheduled time listed in your booking confirmation.
Your booking time includes arrival, setup, shoot/event time, breakdown, and cleanup. Early entry is not guaranteed. Please plan accordingly.
2) Rates
Weekday Rate: $95/hour
Weekend Rate: $110/hour
Rates apply to the reserved time block selected at booking.
3) Overtime
If the Studio is not fully vacated by the end of your scheduled booking time, overtime charges will apply for extreme overages.
Overtime is billed in 15-minute increments at the current hourly rate.
4) Payment
Payment is due at the time of booking unless otherwise stated.
Your reservation is not confirmed until payment has been successfully received.
5) Cancellations & Rescheduling
Cancellations made with at least 24 hours’ notice may be rescheduled one time at no additional charge, subject to availability.
Cancellations within 24 hours of the scheduled booking time are non-refundable.
No-shows are non-refundable.
6) Maximum Occupancy
The maximum occupancy for the Studio is 12 people at any time.
The Renter is responsible for ensuring all guests, clients, vendors, and attendees comply with this limit.
7) Respect for the Space & Neighborhood
The Studio is located in a residential setting. We kindly ask that all guests respect the space, surrounding property, and neighborhood.
This includes:
-Keeping noise at a reasonable level
-No loitering outside
-No blocking driveways, walkways, or access areas (please see #8 on parking)
8) Parking
Parking is permitted only in designated areas provided in your booking instructions.
The HCº Studio is not responsible for any loss, theft, damage, or towing related to vehicles. Please do not park in the neighbors parking spaces or in front of garage doors. There are two dedicated parking spots directly in front of the studio. All other guests must park on either of the side streets. The Studio is not responsible for your vehicle being towed. Failure to follow parking instructions is at the Renter’s own risk and responsibility.
9) Cleaning & Reset
The Studio must be left in the same condition it was found.
This includes:
-Removing all personal items
-Placing trash in the appropriate receptacles
-Wiping up spills
-Returning furniture and props to their original placement
**If the Studio requires excessive cleaning or resetting, an additional cleaning fee will be charged.
Cleaning Fee: 50% of the hourly rental rate for your booking
($47.50 weekday / $55 weekend)
10) Pets
Pets are permitted only when disclosed at the time of booking and when the pet fee add-on (20$) is selected. Pets must be supervised at all times and may not be left unattended. The Renter assumes full responsibility for any additional cleaning, damage, noise, or disruptions caused by pets.
11) Furniture, Props, and Studio Items
Furniture and props may be used unless clearly marked as unavailable.
If items are moved, they must be:
-lifted (not dragged)
-returned to their original location
-handled with care
**The Renter assumes responsibility for any damage caused during use.
12) Prohibited Items & Activities
To protect the Studio and maintain a premium experience for all renters, the following are not permitted:
-No nails, tacks or anything else in the walls.
-No command strips or similar. (ONLY scotch tape is allowed in the walls- and provided in the props closet)
-Candles or open flame
-Confetti or glitter of any kind
-Smoke/fog machines
-Illegal drugs
-Weapons
-Any activity likely to cause damage, staining, excessive mess, or disruption
**If prohibited items are used, the booking may be ended immediately without refund.
13) Alcohol Policy
Alcohol is NOT permitted in the Studio at any time.
14) Food and Beverage
Light snacks are allowed in the studio and use of kitchen and refrigerator are allowed. You may not cook in the space. If food will be directly on the marble such as charcuterie spreads it will require additional protection. Renter will read the intake form when booking and select food as such so we can be prepared before the session with proper protection. If you are receiving deliveries they must be made during your booked time.
15) Damage & Responsibility
The Renter assumes full responsibility for the Studio during the rental period, including all guests, clients, vendors, and attendees.
The Renter agrees to pay for repair or replacement costs for any damage to the Studio, furniture, equipment, decor, or property.
16) Personal Property
The Studio is not responsible for lost, stolen, or damaged personal belongings.
17) Safety & Liability
The Renter agrees to use the Studio responsibly and safely.
The Studio is not liable for injuries sustained by the Renter or guests during the rental period.
18) Boudoir & Adult Content Policy
In The HCº Studio, tasteful boudoir photography is permitted. Pornography, explicit sexual content, or sexual activity of any kind is strictly prohibited and will result in immediate termination of the booking without refund.
19) Minors
Anyone under the age of 18 must be accompanied by a parent or legal guardian at all times while in the Studio.
20) Right to Refuse Service / End Booking
The Studio reserves the right to end a booking immediately if:
-These Terms are violated
-Occupancy limits are exceeded
-Prohibited items are used
-Behavior becomes unsafe, disruptive, or disrespectful
**In these cases, no refund will be provided.
21) Video Surveillance
For the safety and security of our guests and property, The HCº Studio may use exterior and/or common-area video surveillance. By booking, you acknowledge and consent to video recording in these areas. Recording is not used in private spaces such as restrooms or changing areas.
22) Force Majeure
The Studio is not responsible for interruptions or cancellations caused by events outside our control, including power outages, weather emergencies, or other unforeseen circumstances.
Agreement
**By completing your booking, you confirm you have read, understood, and agree to these Terms & Conditions.
